This project has been awarded 1st Prize in the DOM3 PRIZE 2018 International Architecture Competition.

Its programme includes a total of 39 high-level flats, with spacious communal areas (gym, wellness centre, communal swimming pool, lounge, orchard, etc.), and consists of just over 10,000 m2 above ground level, plus 8,000 m2 of basements.

The terral is well known here on the coast. It occurs at dusk, because the sea takes longer to cool than the land. The difference in temperature between the two then generates a current that moves from the land towards the sea. The virazón, or sea breeze, does the opposite.

Our proposal is inspired by this dialogue. A project located between the sea and the mountains, which favours spaces of relationship with both. It also converts it into passive design strategies, favouring cross ventilation, generating natural convection currents with interior patios and encouraging evapotranspiration with plant walls that also completely insulate the terraces.

A motorised system of blinds housed in the edge of the forge is used to compose a variable textile façade. It resolves the four façades in a homogeneous way, fulfilling several objectives: protecting from radiation, improving privacy without giving up the terraces (to this one), adding interior and exterior space without increasing the calculable surface (as would be the case with glass curtains) and finally, with the wood and white colour of the façades, evoking sails and the nautical atmosphere.

The structural system frees the floor plan from pillars, making it easy to change the layout. Spans of 7.5 m (2-bedroom modules) to 10 m (3-bedroom and 4-bedroom modules) with HEB300 metal sections supporting overhangs of up to 3.5 m on the terraces. The composite slab is recessed into the profile so as not to increase the depth.
